For an apartment building, a villa or a holiday home, having a trusted caretaker means not having to worry about surveillance, minor maintenance and handling unexpected events when you are not present or cannot follow everything in person. On ColfItalia.com you'll find verified caretaker profiles in your area, with real reviews left by people who have already chosen them for different types of property: you can compare the tasks offered, experience and availability before writing your first message. It is a particularly sought-after role for second homes and properties used only at certain times of the year, where someone is needed to look after them continuously even when the family is away.
Caretaker or housekeeper: what is the difference
A caretaker looks after the surveillance of a building or property, the opening and closing of gates or main doors, minor maintenance — garden, systems, cleaning of common areas — and, in some cases, lives on site in service accommodation included in the agreement. A housekeeper instead works inside a single home, taking care of cleaning and daily household management. If you need to look after and maintain a property or an apartment building, you are looking for a caretaker; if you need help with the daily running of your home, you are looking for a housekeeper. For large apartment buildings, the caretaker's role may also include access control and handling small interventions at the residents' request. For a holiday home used only at certain times of the year, the caretaker can also take care of seasonal opening and closing, as well as periodic checks while the owners are away.
How the search works
Enter your area, the type of property — apartment building, villa, holiday home — and the tasks required, as well as whether service accommodation is available if provided for in the agreement. You receive matching caretaker profiles, with declared experience on similar properties, up-to-date availability and verifiable references from previous assignments. You can also say whether the role is full time or involves only periodic checks during the week. Many profiles also list useful additional skills, such as basic plumbing or electrical maintenance work.
Verified Profile and Contact Pass
Every profile with the Verified Profile badge has passed an identity check. With the Contact Pass you write directly to the caretaker you are interested in, with no intermediaries and no listings that have sat unanswered for months. Searching, comparing and reading reviews remains free.
Tasks, accommodation and contractual classification
Typical tasks include surveillance, opening and closing, routine minor maintenance and being on call for emergencies such as flooding, breakdowns or intrusions. If accommodation is included, clearly define what it covers on top of the salary, including any utilities. A proper contract is also important for this role, clarifying on-call hours, excluded tasks and responsibility in the event of unforeseen problems. If the property is an apartment building, also check how the caretaker coordinates with the building manager on extraordinary matters that fall outside ordinary management. Also clarify from the start the phone on-call times in an emergency, so you always know who to contact and how quickly they can intervene, as well as who handles routine minor maintenance when the caretaker is absent on holiday or sick leave.
